CDMG Explains Why Real Estate Investors Are Choosing Metal Buildings

Canonsburg, Pennsylvania based CDMG, recently enumerated some of the reasons why real estate investors are choosing to invest in metal building projects versus the ones that are built using traditional construction materials. Their full thoughts can be viewed on their recent blog post.

“Metal buildings have long been utilized for industrial, commercial, and institutional purposes and, during the past few years, more and more people have also started to patronize metal systems in their private residential homes as well. This is not surprising, since steel is durable, strong, and adaptable, as well as able to provide sustainable and resilient design solutions to designers, architects, and engineers,” says Thomas Corry from CDMG.

As noted on the published article on CDMG’s website, many real estate investors primarily purchase or invest in buildings, homes, and apartments to rent them out to tenants and make money off of the properties. They explain that a pre-engineered steel building is an excellent investment because it is quick to build and durable, and tenants are typically willing to pay a premium for it. The construction company also points out that steel buildings are very economical, not only because they last a lifetime and retain their value over time, but they also cut heating and cooling costs by half.

In addition to being energy-efficient, metal buildings also minimize fire risk, and can withstand natural calamities like severe storms and earthquakes. “Quality steel will not deteriorate even when it is exposed to flood water. Mold and termites also don’t stand a chance when it comes to metal buildings since these pests thrives on moisture-ridden and porous surfaces which are non-existent in steel buildings,” says Corry.

Meanwhile, CDMG adds that using recycled steel in construction is socially and environmentally responsible, since steel is the most recycled material in the world—and it is the only construction material that can be reused repeatedly without losing its strength. The construction company also explains that using quality recycled steel leaves a smaller carbon footprint, and no other construction material boast as high a content of recycled material than steel.

Corry states that when it comes to commercial real estate investing, investors overwhelmingly choose pre-engineered metal buildings because they are generally fast and efficient from an engineering, production, shipping, delivery, and construction perspective. He explains that, since pre-fabricated steel elements allow for a significant reduction in the construction time needed to complete a metal building project, the owner saves a lot of money from labor costs and other overhead expenses.

He says that, “Steel buildings are durable; that’s why fewer materials are needed to build the structure. This means that a prefabricated metal building requires a far smaller initial investment than other types of construction. Moreover, the framing and actual construction process is also much faster in a metal building than with traditional construction projects. Furthermore, CDMG highlights that metal buildings attract more tenants because many people prefer steel buildings due to their size, strength, safety, and energy efficiency. They state that there is always a huge demand for metal buildings, especially those that are constructed in prime locations. The adaptability of a commercial metal building attracts top renters who are willing to pay more for quality building spaces.

Finally, the construction company explains that metal buildings have excellent resale value because they are virtually maintenance free. “Steel buildings require minimal repairs throughout their lifespan. When compared to traditional structures, steel buildings can last decades longer which means you can maximize your profit out of it. Even if you decide to sell your property down the road, you can rest easy knowing you can sell the asset for at least what you paid for it, but often significantly more. There is minimal risk when you decide to invest in the construction of a commercial metal building,” elaborates Corry.

CDMG is a subsidiary of the STEVENS family of companies that offers full-service, multi-discipline engineering, project management, and construction management services for projects nationwide.
