Research from MIT's Center for Real Estate has shown that long-term property owners are more likely to invest in maintenance, tenant relationships, and operational efficiency, contributing to stronger performance over time.

Kremen sees the same pattern play out in operating businesses.

"If the systems aren't solid, growth just magnifies the problems," he says.

Experience That Shapes Perspective

Kremen's views are grounded in hands-on experience. These views were shaped from a young age as he learned from his father who founded Intermark in 1979. In addition to leading operations at Intermark Industries, he and his brother own the commercial building used by the company through a separate entity. Managing both an operating business and a physical asset has shaped how he evaluates risk and responsibility.

"You start to see how decisions stack over years, not weeks," he says. "That changes how you think."

He emphasizes that long-term thinking does not mean standing still.

"Patience isn't inaction," Kremen says. "It's choosing the right timing."

Kremen encourages entrepreneurs, operators, and property owners to take practical steps toward longer-term thinking.

"Start by asking better questions," he says. "Will this decision still make sense five years from now?"

He also points to fundamentals such as clear processes, realistic expectations, and disciplined execution.

"You don't need a perfect plan," he says. "You need consistency."

Rather than chasing trends, Kremen believes individuals benefit from reviewing their operations, understanding true costs, and investing in systems that support stability.

"The basics matter more than people want to admit," he says.

Kremen hopes more leaders will slow down and take a longer view.

"Building something that lasts is harder," he says. "But it's worth it."

He believes long-term thinking benefits not only business owners, but employees, partners, and communities.
